South Tampa

South Tampa blends historic-charm and coastal luxury in a way few places do. Tree-lined streets, restored bungalow homes, and a bustling village center coexist with sleek condos and bay-front views. One of its most unique traits? Along the shoreline of Bayshore Boulevard lies the world’s longest continuous sidewalk, perfect for joggers or sunset strolls on the water. Hyde Park Village has emerged as the social hub, with boutique shops and cafés spilling out to the street. But beneath that buzz are quiet pockets of century-old live oaks and hidden neighborhood parks, tucked away in the city’s busiest district. It’s old-Florida meets modern-cool all in one.

Wesley Chapel

Just north of Tampa, Wesley Chapel has engineered a lifestyle centered on comfort, convenience, and resort-style amenities. It’s not just about good schools and new homes — it’s about living differently. The standout: Epperson Lagoon, a 7.5-acre man-made turquoise lagoon where residents kayak, swim or float year-round. With shopping, dining and new community hubs like The Grove, the suburban serenity comes packaged with urban access. It’s an ideal choice for one foot in front of the city, and still plenty of space around you.

Apollo Beach

But the neighborhood’s surprise gem is the Manatee Viewing Center, located at the nearby Big Bend Power Station — a warm-water sanctuary where massive herds of manatees gather each winter. Riverview

Just southeast of Tampa, Riverview offers suburban growth with a natural edge. The striking element here? The Alafia River runs straight through the town — named the “River of Fire” for the glow of phosphates in its waters and now home to paddling trails and restored floodplain forests. Seminole Heights

A vintage gem with a modern edge. Founded in 1911, Seminole Heights has one of Tampa’s largest inventories of 1920’s-era bungalow homes, built when the streetcar made it possible to live outside the city center. Today, the neighborhood pulses with creativity — indie breweries, mural-covered alleys, and an eclectic mix of brunch spots, record stores, and craft bars. It’s urban, historic and full of character — a neighborhood that refuses to feel cookie-cutter.

Zephyrhills

Zephyrhills gives you small-town Florida charm — wide skies, citrus groves, RV festivals — plus a feature few suburbs can claim: the internationally-recognized skydiving hub Skydive City Z‑Hills, where tandem skydives drop you from 13,500 ft above one of the most scenic zones in the region. Combine that with clear springs, family-friendly pace, and you’ve got a lifestyle that feels distinct and adventurous — and just 30-minutes from Tampa.
