What Every New Resident Should Know
Whether you’re moving from out of state or just crossing a county line, a few things in Florida can surprise you if you haven’t dealt with them before. This section gives you a plain-English overview so you know what questions to ask — and who to ask them to.
County lines really matter.
Property taxes, school assignments, trash pickup, and even some insurance and permitting rules can change just by crossing a street. Always verify which county (and city) a property is in before you assume anything.
Property taxes aren’t only about a home’s price.
Millage rates, exemptions, and whether the property already has homestead in place can all impact your future tax bill. The property appraiser and tax collector sites for your county are the best place to verify the current and projected numbers.
Homestead Exemption is powerful — but only if you apply.
If you plan to make the home your primary residence, you’ll usually need to file for homestead exemption with your county’s property appraiser by the deadline, rather than assuming it “just carries over.” Timing matters for how soon the benefits apply.
Flood risk isn’t only for “waterfront” homes.
Some inland neighborhoods can still be in a flood zone, and certain areas may have higher insurance requirements. It’s worth checking both your FEMA flood zone and local county flood resources before you buy or waive anything related to coverage.
HOAs, CDDs, and deed-restricted communities vary widely.
Some neighborhoods have monthly or annual fees that cover amenities, maintenance, or infrastructure. Others have community-specific rules about parking, boats, RVs, short-term rentals, or exterior changes. Always review the association documents and budget carefully.
Local rules around projects.
Fences, sheds, additions, and even some tree removals may require permits or HOA approval. Before planning a project, check with your county or city building department and your HOA or community association.
